Property advantage

Bank Loan : RM 252K (90% from the value)
Deposit need to prepare : RM 68K
Above is a sample calculation for the bank loan for a property. Agent will try to sell the house at RM 320K. However the value to that property is only RM280K. So the bank will only be able to provide 90% loan from the value. That is RM 252K. Due to this the purchaser will need to prepare a deposit of RM 68K. The deposit is not 10% but it already become more than 10%. There are many buyer but not all buyer are able to pay deposit that high unless the buyer is a rich person. Due to this the property will take a longer time to sell. Since we are the valuer we will consider the market value factor to ensure that the property will be able to be sell faster.
